After analyzing the local Mercer County market I've noticed there are not that many MFH that are desirable meaning cash flow can occur, but appreciation, schools and good tenants will be at risk.

I remember thinking how absolutely absurd it was to still be living this way after tripling my income, and on top of that my Wife was getting ready to graduate nursing school which would add even more income but, I had no clue how to keep it from disappearing every month and wondering what happened.

I've refined and updated my buy box, currently SF detached houses built since year 2000, with 3 bedrooms, 2+ baths, central air, and 2 car garages, in areas with good schools, low crime and economic growth.
