I would know school test scores, where the new homes were being built, where inmigration was going to, where new roads and shopping centers were going.I wouldn't just focus on price, but on cash flow, cash on cash return and value.I would find an experienced mentor that had done 30-40 deals or even 10-15 that were the kind of deals I wanted to do, and I would offer to work for free for a couple of months to trail them and watch how they do every deal.I would have read "Rich Dad, Poor Dad," "Real Estate Advantages," and "Unlimited Real Estate Profit" sooner.I would have gotten together with other investors and done like a co-op where we all used the same contractors, keeping them busy and locking in prices, instead of waiting until I could afford to hire them full time like I do now.I would have realized the advantage of staging and professional photography in advertising sooner than I did.I'm sure I left out several things, but this is a great community, I'd love to hear what you all did well, and what you would have done differently?  

Since then I have won a few awards for my hobby and have had some of my pics on display in a gallery.Next to photography though comes my family and my grandchildren in particular.

I’m not sure how well it may be perceived to have an LLC handle property management, drone photography, storage / estate auction re-sales, and a Real Estate Agent but I like the idea of separating that from our other incomes and running a formal business that we both are share holders to boost our reportable income.

I am looking to use my education, to assist rehabbers and property owners, with photography, videography, interior design and landscape design projects.

Just pull out all the clutter, paper, nicknacks, personal photography of friends, family.

The rest of the year I'm either fishing, hiking, doing photography, whatever or working a little here and there as I decide to.

I have a media background, so any help with website, photography etc, I'd also be happy to trade.

OR border to just south of Seattle that had 10 acres or more of visible timber ( via aerial photography that was available at the courthouse for free )  then we reversed directory them and had tele marketers hammer the phones 2 to 3 nights a week.
