I just signed up for one in Stockton called the Stockton REI Mastermind, they meet once a month at Casa Flores on Weber. 

You can create educational "Meetup Groups" that are conducted like Mastermind Groups.This limits your time with the average wholesaler or low money down investor.  

So we take our ROI calculator and plug in known numbers, and that is how we come up with the potential returns.And as my friend and fellow note investing mastermind member Robert Woods states, you can also use this to pick up vacant, unadvertised, shadow inventory properties that are not on the MLS, that can be sold AS-IS to rehabbers, or homeowners that want to do their own fix up.

Finally I would start doing some offline networking, and form a master mind group to share the success and failures.

Why bother with real estate when you can invest $5k into a weekend "free seminar" and upsell 5-6 out of the 100+ people into a $25,000 mastermind course?

I don't have all the answers, I don't know exactly how it should be done, for this reason I am creating a mastermind/think tank group to figure out the best plan of action.
