To all the seasoned agent-investors,

Looking back on your career, what 3 things would you advise a rookie agent to do/be in order to be successful??

The Top Three Things You Must Know

Looking back over almost 19 years of Residential Resale as well as personal investing, I have a few thoughts.

If I had to boil down everything into the top three things I feel you, as an Agent/Investor must know, they would be these..

1.  You Are An Entrepreneur First. 

Don't buy into the stories that anyone tells you. No matter if they are your Broker, other Agents, Wholesalers, or other Investors.  

Nobody is quite like you.  As an Agent, you have special training to get massive amounts of money in real estate.  Your license is like a lottery ticket.  All you have to do is cash it in.  

As an agent, you also have special requirements when you invest (NAR Code Article 4). Therefore, be very wary of those who are trying to tell you how to invest.. what you can, or can't do. They aren't like you. So unless they are agents who also invest... chances are... they aren't gonna be in your corner.

2.  If You Generate... You Won't Have to Tolerate!

As an Entrepreneur, you got into real estate for freedom.  Yet, the very first thing that most Realtors® do is give up their freedom by taking on massive amounts of buyers who won't buy, or sellers who won't sell.  

Ensure your odds of getting paid!  Establish Lead Generation systems that are working 24/7.  You don't need to spend a ton of money, as your leads are EVERYWHERE.

The more leads you generate, the less you have to tolerate from people who don't want to work your way.  They don't want to wait until Monday to see a house?  Fine.. Who cares. 

They want to chop your commission down?  Screw em... You want to act as a Principal on your own behalf?  Heaven help them...

When you generate... you won't have to tolerate!

3.  You Gotta Love It!

If you are really gonna be good at this business.  You gotta love it!  Otherwise, it will cost you everything you have.  Real Estate will kill your relationships, your bank account, your friendships, and your personal will to succeed if you let it.

Steve Jobs said that you must have passion for what you do.. Otherwise you won't put in the hours it takes to be successful.  Only crazy people do what it takes to be super successful..  Crazy to those who don't believe.. But if you believe, and you see the worth, then it becomes a work of passion.  

A Labor Of Love.

Bonus Point.

I know you didn't ask for it, but as an agent/Investor and Coach for 19 years, I gotta share with you one salient truth.

You gotta learn to sell. 

You have a greater than 80% chance of failing in the first 5 years.  

That's just the way it is.  Worse, you know it is true.

In order for you to maximize the three above points, you must learn how to sell.
