Females tend to really like my places, I must advertise to them subconsciously :)  I love people in the service industry, never a lack of cash or opportunity to generate more cash to pay rent.  

Notably, HUD has suspicions that you are discriminating based on protected class because the old tenant was a female tenant from Sudan with a child while the second tenant was your "standard" white guy with a wife.

This is not true in areas like nursing which are heavily female.

After the inspections, I find out the single female upstairs tenant is the daughter of the seller, and she usually sleeps downstairs, with the single male tenant in the lower unit.

Many student rental buyers make the mistake of thinking they can put six in a unit zoned for three or they buy a unit for their kids, forgetting that if it is BYU contracted that only the male kids or the female kids (depending on assignment) can live there.  

From the transcript it sounds like she is more comfortable speaking with Christie, perhaps it's because she's female.

I would love to see BiggerPockets work more on including women, so it would be great to have a female host.
