I am almost certain my offer will be declined but since the house has been on the market for over 90 days in a region that most houses sell in less than a month I took a shot at a low ball offer.

If payment does not hit your bank on the 1st, you will issue a 3 day pay or quit or whatever your state allows and that will allow you to start the ball rolling sooner on eviction if they do not get rent paid by the end of the grace period.

Everything is finally in order and now I want to run at least 1 campaign before the big day to get the ball rolling again and possibly knock down a couple nice deals to help foot the budget :-)Anyways to the topic at hand...We have always used Yellow Letters . com to handle our marketing and so far the response has been about 2-3% - majority seem to be "tire kickers," so we are considering a little different approach.

Either there's been offers and the seller doesn't wanna play ball, or there's something on this property I'm missing, cause good commercial deals don't sit very long right now in my market.

Jason, their CEO, admitted to me on a previous call that their appraiser totally dropped the ball on this particular property only did an comp appraisal and never even looked at the property!

The days you are not busy doing real estate stuff you should plan on being at a kids ball game, a pancake breakfast at the local Lions club, a school play that you donated $50 for, getting your car washed at a local fundraiser by the soccer team, volunteering at a local chicken BBQ, taking your dog to agility classes and meeting people etc etc.

U may get one or two deals to swing your way but soon no one would trust you and eventually the offers could become non existent and then you are not representing sellers because all they are getting is your low ball offers.
