I am still not sure if they are more REIT than tech and if that is the case, valuations should match.

You're kind of mixing and matching strategies here. 

Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where you think we are in the real estate cycles (financial and physical market cycles)b) Then only then pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

So you want to add that they're responsible for patching any holes and repairing/matching paint.

My partner and I are looking at a property to wholesale and while we were running the numbers, we couldn't find any properties nearby that matched the specs on the property in question. 

Probably a day or two at the most if you need to get paint matched or something.

You don't mention the listed price of the unit ... but this amount would seem high ... every property/ complex  is unique and HOAs can be difficult to match up ... the other issues to consider too are 1) possible future assessments that aren't able to be foreseen 2) future possible litigation that might occur 3) resale appeal in the future
