How to Determine ARV with no comps

My partner and I are looking at a property to wholesale and while we were running the numbers, we couldn't find any properties nearby that matched the specs on the property in question. 

Property 1: 5 bd/2 br. 1900 sqft

Closest comp: 3 bd/2 br, 1888 sqft.


How do we approach calculating the ARV at this point?
