How long does it take to make a vacant unit rent ready?

Hello BP family,

On average how long does it take for you to make a unit rent ready? Say an average tenant moving out and not trashing the place. I have a rental that recently went vacant. First time dealing with someone leaving, this is my first rental. I have a crew planned to clean. I am wondering if I can get the job done in a day. Thank you!

What I need to be done:

Paint touch up, may have to paint a room if there is anything that looks bad. Paint trim touchup

Shampoo Carpet

Recaulk moldy bath tub, clean restroom, oven, etc.

I have even been known to reduce the deposit amount or first months rent if the incoming tenant needs a place and is willing to do some cleaning upon lease signing  . Accepting the place dirty and as is has saved me quite a bit of money and I know many landlords who do this . However that’s probably only a good idea on low income stuff . the obviously You’d want your units nice for showings on A and B class neighborhoods . Everyday that thing sits vacant Costs around 20$ so I go into hyper mode on vacancies

Provided the place wasn't left filthy and somewhat clean.  Usually within a few days it's rent ready.  A day to clean and another day to paint.  The weekend is the perfect time to catch up.  I have a really good cleaner I can call when needed to step in and make it look like new.  If I have to do things like touch up walls, replace tile or flooring than maybe a few more days.  Sometimes I will give the tenant moving out an extra 100 dollars if they leave the house clean and in good shape.

I agree with Leah. You should be able to get it done providing everyone involved is on schedule.  It’s super easy when maintenance is onsite

My handy woman can get it all done in a day, sometimes two. If we do a complete repaint and new flooring. That can take a few days to a week.

Probably a day or two at the most if you need to get paint matched or something. Get it done, and report back to us how long it took you.

24-48 hours but our people are on staff. When dealing with third party vendors, have them scheduled to go out the day after vacating and approve the work (if reasonable cost and someone you trust) quickly. Give them the timeline you want them to meet. Within a week is more than reasonable if you set it up before move out.
