@Jay HinrichsIf they go dark, its eviction time...but good tenants falling behind I work with them...better than a turnover/vacancy to me... turn over KILLS landlords but it does depend on the area and the type of rental.. sometimes in super hot rental markets little bit of cleaning and you have tenants lined up to move in 3 days after the last ones left   ( like Portlandia)  other types of rentals you have to paint virtually everytime you turn.. and other assorted damages.. wear and tear house is now vacant 30 days sometimes more.. turnover is 1 to 2k  especially if you are not there doing it yourself..

you have bigger issues than just price.if this is a west coast park IE CA WA OR  and its on private utls.. those are what you need a deep dive into.how are you going to put 88 spaces in with private sewer.. you could spend 300 to 400k just on a new state of the art sewer system even if you could get it approved.Plus absorption on that park .. ???

There's a bit of a learning curve to figuring out what exactly you need to type into these tools to get them to spit out a vacant land list, then there's an art to scrubbing this data down into something that you can use for a mailer.

There are a few drawbacks to desktop, such as it can't easily be accessed by  more than one person at a time and if you use a MAC you have to download fusion (a virtual machine software) so as a MAC user you can run Windows applications.
