Deck is basically at the end of its service life. 

Orkin just pushes them in the walls, but doesn't eliminate the problem, whereas other bug companies will go through and actually try and kill them vs. regular services.   

Sounds like they are trying to support a higher commission, not a better service to the public.

I know in our area here.. most realtors simply are not going to work with contracts that don't have POF's  they have trained their sellers that its a waste of time to work with any contract that does not have POF>and not just mail order internet POFs must be from local reputable lender that they can verify..

I’d be interested in the systems you use to calculate deals.Are there any other services that you wish agents provided that would make a long term relationship mutually beneficial?

Now, I've tried electronic rent payment service where they automatically deduct rent from the tenant account on the first.

Step 1 is ALWAYS downloading your state and local LL/tenant laws, putting them in a three ring binder and reading and knowing them.Step 2 is taking Fair Housing Training, either on-line or in person, so you do not violate the law and get sued. 

My formal training will be the hands on experience with my first deal.

Generally the national chains have better training than the locals.

I've read that very heated post on Anderson Business Advisers and the use of a company's services, and used LegalZoom before.
