Things are picking up in price nationally but now with an oil and gas "bust" they may be dipping or dropping in your area right now today in real time.Brain storm and execute - if one path is a dead end, try another.

Do a 1031 or just sell it and invest in my favorite state - Texas (although drop in oil worries me a little).  

with holidays and New Year's, along with kids being home or relatives dropping in and out, selling property isn't on the top of most peoples' minds.as for wholesaling in distant parts of the county, that is easily done if you have a trusted source on the ground.  

Today was our first day with temperatures above freezing since early December and we just finished a month where the highs were <-17C (0F) and not a frozen pipe.  

It's a lot like buying a car with 30K miles on it, drive it for 42K and sell it before it hits 75K where their may be a more significant drop in value.
