I am mainly concerned about the strict separation between me and the IRA, and figured I should avoid having a paper trail with my personal name on an offer that eventually is owned by the IRA.I didn't submit the offer today, and will hopefully be able to do so tomorrow after consulting with the custodian.

The error I noticed is that back when I initially inserted the numbers into my software, I entered the $1000 as both a credit (since it was essentially cash we received off our closing costs) as well as classified it as a property tax (since it was pro-rated property tax).

They are each handled by a different PHA but the process was pretty similar and all I had to do was submit a request and give some rental comps to justify the increase.

There is a separate thread on that HERE, but I think this is a different issue and I need some advice on how to move forward.I am not using a buyer agent on this deal and have been dealing with the listing agent directly.So finally two weeks ago, after a bunch of back and forth I got a verbal acceptance from them.Just a quick comment - I never met the listing agent, she gave me lock box code to see the property myself.I submitted an offer to them using our standard contract FAR/BAR AS IS form with the FNMA standard REO addendum.

They all go into a folder in my cloud storage, which has subfolders for receipts for costs already tracked in my PM software and another folder for incidental expenses not related directly to any property.
