I'm trying to pinpoint my financial strategy in attaining these projects and HMLs are always suggested to me.My goal this year is to buy my first investment.

Hi BP friends,I'm looking for cold-calling scripts to use when reaching out to off-market property owners.

I was able to use creative financing strategies to get it for 640k with no money down (except for closing costs).

Additionally with my own company we have designed our own letters and our own website that look a bit different from the typical marketing strategy out there.

I'm curious to hear if this is a common strategy?

Closed on 1 last week and have 4 more under contract.Finding deals that make sense has slowed me down but getting the first 2 rented out gave me some confidence and a bit more experience, which will help over these last 7 months.The good thing is...I'm patient and will stay disciplined in my buying strategy until I know it works.
