Lenders know when investor property has a problem if they are not living there statistically it is easier to walk away from a mortgage default as it's not where you sleep at night.Typically if you live there then will usually fight tooth and nail to save it and make the payments  up etc.Owner finance depending on the state can be tough because of the foreclosure or take back process.

I ask them if they have 83 beds in 23 STRs, and a cleaning lady that does it for free and sleeps with them.

If I get a family with 4 kids the queen still works for at least 2 of the kids to sleep together.

Don't lose sleep over burning that bridge.

Unless one sleeps 4 hour a night.

I have found that downtown and around the beaches, you want bigger properties with the max amount of beds possible to sleep the max amount of people. 

You could definitely do more to fill out the listing, especially the sleeping arrangements details.

Plus I get to sleep with her. 

It's 2700 square feet and sleeps 8, and quite luxurious.
