Where I would draw issue is a syndicator claiming properties in their portfolio when they are only a Limited Partner (specifically in marketing material).

I'm not sure about your market, but the housing authority sets the rent based on comps submitted here in Atlanta. 

At a traditional bank those options may be limited.

It is rather capital intensive and takes a skill set that requires a lot of repetitions to get good at(when you’re naturally bad at them like myself).

Avg rent with this criteria is $1850+As far as reserves, I am saving about $4k/month, however, these funds were going to go towards my next property so I guess the answer would be no, I do not have separate reserves set aside for big expenses. 

Ultimately, you should go with the one that appears to be the most transparent and that sets the right expectations.

We signed a lease agreement on 12/28/18 and were set to move into a house on 2/1/2019, however on 1/26/2019(the owner had expressed that she decided she wanted to sell the house sooner, about 1 month after signing the lease).

Certainly a nice way to set yourself apart.
