While finding a deal that works without the house hack would be great, you also have an advantage in that you will either be paying rent to someone else or to your self.  

@HJ Wang When you say your Solo 401k is set up at Etrade, do you mean that Etrade provided the plan documents, or do you have a Solo 401k with a self-directed provider and the account at Etrade is simply an investment account for the self-directed plan?

@Veronica Thomas I have them sign off on a checklist through docusign that has a check-in / check-out column (fans dusted, floors mopped, self-cleaning oven cleaned, shelf out fridge cleaning, microwave inside clean, toliet scrubbed inside and out, cabinets crumb free, no chemicals/furniture/toliet brushes/brooms left on premise, no large garbage items on street curb, etc, etc) .

We are self employed and have never personally purchased a home.

Not sure if you plan on self-managing or not but figured I'd mention that.

If so, may I ask why you aren't self managing?   

I had a Self Storage facility in Missouri under contract in 2020, but had to back out of the deal right before closing because of bad survey issues.
