Finally, we're about to go through tenant turnover for the first time, so I expect to learn a lot from that process.As far as exit strategy for this duplex, we're still evolving on whether we plan on keeping the property or selling it when I'm done with school.

They are old school investor types (they had a receipt print calculator thing) but they seem quite competent in what they know.

There is a vacant older Duplex (1920's vintage) in a terrific neighborhood with wonderful schools in Minneapolis; I'd love to buy it, fix it up, and rent it out.  

There's a school of thought that fewer is better - especially when you own them free-and-clear.  

Also, resale, due to less desirable school districts and higher taxes, isn't always as robust as other areas.

Joliet is hit or miss, and the schools aren't great.
