All conversations i have push me to seller finance which is not lease with option to own.Best i can tell you is to dig in deep and find an attorney in Jax or NE Fl, , only talk to attorney who has actually written lease with option to own contracts and encourages you to do it, and you confirm he's done them, and can help you avoid or minimize foreclosure and rehab back-bite,  and then send that attorney to me too.... please do that. .until then, seller finance is option for passive income.
