There are also payments on credit cards that i used to do the rehab, can the payments on credit cards be counted as expenses, or just the interest? 

I understand the concept of following though I'm not quite sure why someone would choose to follow a "rookie" like myself.

This was after the housing crash and about the time that all the banks were closing people's heloc's and credit card accounts like crazy.

Lesson learned :)I think I've done a pretty good job of keeping my books since acquiring the properties, but I made the mistake of recording expenses as a single entry each time I paid off my Lowe's card.

I feel the nice route/cards have been taken off the table by him unfortunately.

Make her happy, enjoy the experience & you won't lose your 'man card'.

Some of those people may  have a house of cards that will collapse when the market changes.

And if you play your cards right, there is a LOT of money to be made.

For right now i talked my partners out of any investors i think its not in the cards for now specially with a impending gigantic market correction thank you for your advice.
