It's not cash flowing well this year because it had tons of deferred maintenance and a couple large capital projects (roof and sign).

We ended up pouring a foundation and doing an addition to add about 1000 sqft and a roof deck.

Intent is to build a 2 family dwelling with roof deck and basement.

Had a client reach out because a State Farm agent wrote them an ACV (actual Cash Value) policy and when it came time to change the roof, they had to come out of their own pocket almost 20k.

The trend toward flat roofs is just silly in most areas (bc it causes water diversion problems, which then cause a myriad of other problems).

Typically a roof is the biggest one time expense we experience so we usually aim to have at least the cost of a roof in liquid cash.

It’s nerve racking.

If someone needs to borrow money for the EMD, that shoots the risk through the roof.

Instead of using a GC, hire a plumber, electrician, window guy, roof guy, etc.
