While you can get data directly from the county, it tends to be less efficient (whether measured in time or money) then buying it from a public records compiler / reseller.

I've done it a few ways, where I add my name to the listing agreement with the sellers name on it, listed it directly with just my name on it and just recently listed a property in NC where it was listed in my name as the 'contract buyer' notifying the end buyers that I was under contract and would be re-selling the property.

So for instance...ABWe purchase for 150,000 and bank pays 4% = $6,000BC We resell for $180,000 and pay 6% = $10,800 (less lender paid commissions) = we owe $4800 (10,800-6000)The agents we've been working with all along think it's great because they wouldn't have had a second sale without us, plus we're doing all the work.

So, thats a personal preference for sure.My fiancee and I ended up buying a single-family in a central neighborhood that we like, and will go for the 'live-in-flip' strategy (re-sell in 3yrs or so), and also will look to rent out a spare room on AirBnB.Cheers,

It was not property I had initially researched or seen ..I just went for it..I figured I may could resell it if I had to foreclose to one of those 'We Buy Houses" people.It is in a busy urban area but I am sure it is a prime candidate for section 8 tenants if fixed up..
