I really try and focus on the problem and what I can do to help the seller, whether its relocate, clean the house out, or deal with other issues that are causing the distress. one thing that i see is common here in my local market are wholesalers that contract MLS deals and than add their assignment fee and try to push it to an end buyer.

@Beth BlankenbickerSounds like a standard clause, at least standard to me, is if the tenant is relocated due by their employer, they can break the contract with no penalties.

If you have the tenant move out so that you can renovate and charge more rent to the next tenant, you may have to pay a relocation fee.
