Typically before the land is purchased, I advise buyers to perform all of the due diligence starting with the zoning and development code to know what is even possible within the confines of the existing zoning with the city/county.

Why add an ADU if it can be purchased cheaper?

My husband and I decided to get into real estate investing and pulled out 100k to start the journey.

I believe you have to ensure all current tenants have the right to decide first whether they'd want to purchase the units prior to the conversion.
