You can also store a list of properties you're interested in, your watch list, so you could develop your own system on a time line.Most MLS systems provide a lot of features and data on the public side, know the system and you might be surprised at what you can track.

In my experience many insurance companies either don't write policies at all in some instances, i.e. vacant rehab houses, or if they do the premiums are a lot higher.

Currently we do not have that feature.

If the boss didn't have a formal employee relationship with your friend, he was almost certainly excluded from WC premium calculations.  

Take a look at the comps--there's a great set of them in Tremont.I don't think you'd be able to crack 10% cap on a new build even while asking for premium rents (1500+/unit).
