I've had many business meetings over the years with poor to rich and everything in between, I find the most confident and prepared people dress for comfort and really don't care what you think.

I had a warranty company in the first years on an out of state property but the consistency of poor service and excessive fees was ridiculous.  

It would sound to me that you have enough money to do a few things, if you can get a loan you would be much better off in my opinion, you can make your money work for you and have a small interest rate on a mortgage rather then being cash poor and not having anything to put into a home incase of repairs needed.

Now, let me just say it’s a late middle aged couple with health issues, so the property was understandably over grown and we knew it wouldn’t be in the best shape.
