You obviously can see the state of the exterior but you don't know if there's messed up plumbing or if it's trashed inside.

The trades like electrical, plumbing, hvac must be licensed but not a general contractor.

For example, if you are looking to scale your portfolio with the BRRRR method but cant find deals that are discounted, could you do upgrades to the house (new front porch, kitchen, bathrooms, extra bedroom, finished garage/basement etc)?

At the end of the day, I find it better to be in a position where I can hold someone accountable for breaking my stuff than being a middle man between two tenants fighting over what one tenant did to another's stuff in the common area.This strategy is lucrative though, and I have seen many investors choose that method where I am based out of in San Diego.

If you are having to do serious electric , plumbing, HVAC, or layout changes, it probably won't work out well. 

One of my focuses will be best methods to analyze STR deals.

The plumbing is ready for a full kitchen and it already has a full bath, so I was going to convert this to a duplex .
