@Michael Hooper    It seems a little odd unless Ohio requires a limited power of attorney to perform the duties of a property manager.In Texas, our standard TAR management agreement says "owner grants broker the authority to...... " and then lists 25 or so functions

For properties that are having non-emergency work done, especially if it is something for the convenience of the tenant, and the tenants are highly functional adults, I am fine with having the contractor make arrangements with the tenant - especially when there's not a "nail-down" time, like often happens with HVAC.

I mostly use that to pull up listings while I visit the with clients, so I can answer questions they bring up.I really like the full size keypad and mousing functions of the MacBook vs the iPad, but that has probably changed by now.

Lastly, I think most investors who do end up scaling do it organically rather than following a formula...and they make tons of pivots on the way that are not aligned at all with the original formula (markets, interests, and opportunities change).

Ive been in prospective homes that had really short basements but they were finished with either drywall or old wood paneling and it was just used as is since it was still functional for a little family area.
