Narrow down what you're offering and what you're looking for.

Do you care to share which neighborhoods you've been targeting or what type of home you've been narrowing in on?

We got together with Tenants A and B and discussed these two issues and layed out a plan that everyone would work with.

I now have narrowed my criteria to areas where the cash flow will be slightly less; however, the management headaches (vacancies, midnight calls, property damage, etc) will also be less.

I would suggest narrowing down your investment criteria (needs and wants) first, and location should follow second.

Finding a niche you want to be in or at least start in will come in handy and help narrow down the education part.

I recommend you start to narrow your focus and define your target.

lender B and C are better for this... low Fico lender D, is loan amount lower than 100K lender C and D and if its lower than 75K lender E, is this rural or secondary market, lender F so on. 

I've narrowed down my choice to FHA loan... would I have to through a traditional bank or would a mortgage broker work in this situation?

The property has a great 20 year track record using air b&b and other sites and my aunt is selling it to me.
