Alot of them just don't know any better, and have not spent the time to study the industry to know exactly how it all works.Just like a mechanic who is a "parts changer" vs a "technician" who takes the time to diagnose and solve the problem, and not the symptom.I see a TON of people who flocked to Real Estate for "THE EASY MONEY" who are now suffering because it takes knowledge, systems, the right tools, good coaching, and most importantly the mentality that I'm in this business to "fix the market" vs those who want to make the easy money!

My tenants all tend to be in their 20-30s, so CL is perfect for that.OTOH, CL was awful for my mobile home deals.

I do understand that the bank has a right to ask for full payment when property they hold the note on is sold and I am guessing that the best way to make this deal go through is to make sure that the bank is unaware that any transaction has taken place.With respect to an exit strategy, this would be a primary residence, even though if the technique works I might consider adding in a few investment properties as well.I'll read up on the Subject To deal mechanism and see if I can't come back with a few more educated questions.Again, thank you both,Ken

jon is correct, MOs can be easily forged as well. i would get a pen. they work well. the bank that took the bills is required to send them to the secret service. to be honest, it would be VERY, VERY difficult to prosecute. there is really not a way to prove (legally) who gave you the bills.even mike seperating the bills would not protect him. billions of $$$ of currency exchange hands, there is no way to prove that those are the bills they gave u. as is with a check, the person that deposits can be held responsible. even if being held 'responsible' means justnot getting credit for the funds. if u really want to be safe, get a mobile blacklight currency detector.

I've bought 9 since then, but here are the details and a few things I learned on the first one.HUD foreclosure--3-2 singlewide mobile home on nearly 4 acres.The Good:--Pretty wooded property with a creek and a pond.--360 feet of frontage on a state highway, a half mile from a US highway.
