Yep, there are definitely outfits that do that--you fund the rehab, have to wait for it, then wait for tenants, never mind the much increased risk in doing it that way--but there are plenty who do it how you want them to.

You can actually beat the 2% rule if you don't mind dealing with a lower income area.  

Nevertheless,  I asked this gentlemen of he wouldn't mind looking over the numbers I had wrote down over and over and over again.

It is always great to meet others of like-mind and communities like this to learn from others, and potentially aid others along the way is a great thing to find.
