@Greg ReeseI would consider doing a Refinance / HELOC as you would get access to the cash that you are looking for.HELOC / Refinance is not a taxable income and the cost of a refinance / heloc is much cheaper than selling the house.If you sell the house and purchase a new house, you lose about 15% in value10% on the sale(between seller commissions, title work, etc)5% on the purchase(loan processing fees, title work, etc)A sale is also a taxable event which can result in added taxes(Federal tax, depreciation recapture and state taxes)Best of luck
