Rookie Renovation Advice

Hello Everyone,

I'm a new investor who just closed on my first property about 2 weeks ago in Baltimore. I'm thinking ahead and plan to complete some much-needed renovation. The neighborhood is "C" class. My goal in renovation is to force appreciation, but also attract good responsible tenants too. Im thinking as far as staging the property when it's time to advertise. The rent is slightly below market for the area which is ok for now because it's still cash flowing and it's occupied with a good tenant who plans to sign another lease (with raised rent). Within the next year, ill be doing work to the property laying down some sweat equity.

My question is this: In everyone's experience, has nicer (not the cheapest builder-grade stuff you can find) materials translated to attracting a more qualified and responsible tenant? I'm not looking to turn the place into a museum, but I would like to go one step above basic with the hopes of attracting more applicants to choose from.

Any advice is appreciated!
