I am been researching teams as well and you have hit the biggest issue or drawback that I have come across----who owns the client and how is commission split.  

As soon as I figured this trick out, I started sharing it with every client I have.

However Most of my investor clients prefer an area that is A-more lucrative for all of us and B- on the other side of town.

Heck even give them a $10gift card (remember they're tax deductible gifts to clients!)

I know my client base and I know the risks.

I have three clients that assure me they will pay a $150 Retainer fee once I find them a house for them to rent.
