As far as navigating an agreement with a seller without a buyer initially are you still getting some form of contract with the seller?

I own a little over 130 units and we do well cash flow wise, however it can be difficult maintenance wise since so many homes are older and the barrier to entry to become a contractor in the state is so low. 

Absolutely, there is so much to learn out there for people at every experience level of real estate.
