Good place to meet folks you may be able to work for.

All of those questions are answered in David Greene's book "BRRRR: Buy, Rehab, Rent, Refinance, Repeat" To answer all of them here would be redundant, not helpful, inadequate and unorganized. 

I am not asking for "legal" advice and know I should consult my CPA or attorney but would love to see what other folks are doing.

No one had approval authority but me.Its harder for me as some folks here do not want to take direction from a girl.I would think that the person just looking and reporting will need to be well versed in construction to know if all is well, maybe someone like a home inspector who does the inspections when you first buy a house. 

Now some folks have a multi-tired water fall structure.

Especially since lending is less lenient and it becomes harder for folks to purchase homes.
