Or you could do something a little more hands-on, it just may take some more effort on your part. 

If you are trying to refinance using a conventional (Fannie/Freddie) loan you will need to transfer the property out of the LLC into your name in order to do so.

Go join your local REIA and get hands on advice from people working in your area.

Absolutely hands down spending double on a Reno than I wanted too and not getting an actual bid to work off of that way I could hold them to it.

That might make sense for someone with just a handful of units, but since you seem to be growing quickly it seems like your time would be best spent working on (or even in) your business rather than doing the bookkeeping for your business. 

I would recommend joining a landlord association in your area, but before you do, ask about the lease they have on hand.
