FYI: groundwater raises and lowers (it usually raises after periods of rain/snow melt), and if the slab of the house is too close to the water table--that is, if the slab is too low--ground water can rise, and seep up through the slab from underneath the house.

Also hearing about FHA, but does not seem to be an option with our lenders, have found 10% down, but not FHA.

Does anyone know any other options out there ?

I believe that we are on the lower side at 10% and I don't know of another company that will do it for free like we do.

DSCR loans are a great option for anyone that doesn't fit the conventional "box" - DTI isn't a factor, no employment info needed, no W2s, paystubs, tax returns, 1099s, etc. needed, you can close in an LLC if you want to and many lenders don't report to personal credit, so those loans won't affect your credit score/DTI for any conventional financing you might pursue in the future.

The Rev Share from agent attraction is an OPTION that we have to make additional passive income on top of our commissions! 

This implies residential units can be built at lower costs and provide better return. 

Is there anything I can do to ideally get them to not list the house and sell to me, I’m assuming there might not be many options, especially since the sister and I had agreed on a price that was below market value given I was planning to invest money to remodel the home and was planning to honor his wishes of not having the home knocked down to make a townhome or new home.

I would get ready for other options as well.
