Montbello is a much better buy and hold area that is what my investor is focused on so that is where I look.What's funny is I know several investors and they won't touch GVR with a 10 foot pole for flips, but love it for buy and hold.

Funny thing if a landlord fills out a application wrong the adjudicator will dismiss the application, when a tenant fills out a application it makes no difference if it is proper or written with a crayon.

I woke to what initially was a funny call; I was told from the crew rehabbing a house in Indianapolis, IN that a new roof was accidentally installed on my house by another crew working for another rehabber.They said that they came to the property and the dumpster had been filled with debris that was not theirs and they went to inform the roofing crew that they would have to pay for for using our dumpster.The roofing team then figured out that they roofed the wrong house.My team let me know that the other rehabber was looking for the cost of the materials only (which is thoughtful) as remedy, but my initial reaction is that this issue is between him and his GC and if anything, they owe me for any charges for overfilling my dumpster.I am seeking an attorney's opinion currently, but would love to post this and see what Bigger Pockets thinks about this interesting scenario.Thank you!
