Once you're deemed credit worthy by lenders you can start using leverage which needs to be used VERY carefully but is also extremely powerful.I personally do NOT recommend that someone with a trades or self employment 'life track' as you are describing is best suited to buy a first house with cash, and for instance use your time to fix it up.Few reasons here:Firstly, often the kinds of 'cash deals' available are ones that can to generalize tend to be more cash flow type properties (as opposed to equity properties). 

Going to purchase more and now stuck fixing up the older ones because really didnt do them right and tight in the beginning so half way through his business ive decided to start doing everything really nice and right and tight.

That's a good plan, the key to it is having a great marketing funnel.However, if I could do it over again, I'd buy a duplex, triplex or fourplex as my initial purchase, using a 203b FHA loan to fix up the units.

From my understanding, it looks like you have wholesaled before, and because of over saturation of wholesale gurus, you have switched over to fix and flipping.

On one of my current listing, I just had a few contractors give bids on fixing up the kitchen and nobody charged me for that either.

Hi Harjeet, so it is not true that the interest rates are fixed among the lenders if I am using FHA loan?

My thoughts would be just fixing it up will increase the value.
