I just think of it as a feature which someone looking at duplexes might expect.Someone I know says go with a new carpet in an upper (help buffer noise), and that a tenant is more likely to prefer carpet for their living room anyways.Not sure which way to go, please weigh in.

Should you choose to paint the brick, I think you may need to add a feature such as a mantle to compensate for the loss of texture/character.

I have not done one but I was looking at this for a primary so my understanding is you still want to try to keep the rehab portion under $30K or maybe $35K to have it "Streamlined".
