for me i get up and work on what is going to be most profitable in my mind that day.. or when your doing what I am doing  building homes in 3 states and funding rehabs in 14 states.. you just react to e mails and crisis's as they arise every hour.. 

If you do go that route, you sue for "specific performance", meaning that the court can order the defendant to fulfill the terms of the contract.The question in this case goes to whether the contract was fully executed. 

Acquisitions of a few years ago which seemed overpriced, are now trading at even higher prices. 

I'm not trying to bash anyone working in the trade or cause any unnecessary fear.I'm giving my opinion based on a lot of personal experience. 

Lately taken a big interest in options trading (loving LEAPS) to add a bit more leverage/risky investments to the otherwise traditional stock portfolio (index funds, stocks). 

I’m interested in learning if my REI income (Sch E) could be shielded by contributing to a Solo 401k - or if I them open myself up to SE Tax; or if I should just focus on my Sch C RE agent income to make those contributions.

If you are able and willing to do some of the work yourself, you can save a good deal that will help you control prices but remember, the trade-off is that the project will take longer and increase holding costs or renovation costs.Finally, be willing to use us on BP as a resource. 

Once this deal is closed, I plan on executing a second 1031x with another multifamily property I own.

Working 30-40 hours a week might be ideal while you learn a trade or take college classes, or even get a degree.
