triple net? Joel where art thou?!

Hey all and TIA for any inputs.

I flipped a motel and walked out with 2m in 1031... Looking to get into NNN investing but im open to all strategies that are proven to cash flow.

Well, my question for everybody would be... If you had 2m in 1031... how would you play it?

My question for anyone specializing in NNN or Mr. Joel... How would you go about investing in NNN with 2m?

Idk if i can accept under 5% cap on national single tenancy... I am aiming for multiple tenancies.

Any insights, advice and suggestions are welcome and super appreciated!
