With the amount of people rushing to sign up for forbearance, errors will be made. 

In NY state there is a new regulation so everyone get fair treatment.

I've been paying her cancer treatments out of my pocket because she doesn't have insurance, so Im just not rolling in cash like most of these commenters must be, but good for you guys. 

If it was visibly deteriorated and he didn't note it, there may be a "case" there, but I would be shocked if he didn't have an errors and omissions section in his report covering him for this.I have seen some terrible home inspectors, and some who note every tiny issue like the house was trashed.

I'll add that many of these "GURU's" didn't learn from other "GURU's" they learned from research, trial and error.  

I was erroring on the side of caution with the vacancy rate.

In our lease, in addition to the normal requirements for keeping the property clean, we specifically include the requirement for the tenant to provide professional carpet cleaning upon departure, receipt required and we also provide vendor contacts for a couple who do it to our standards.These vendors will recommend any additional treatments for stains, pet odor, ozone, etc. knowing we will do these if the tenant does not choose to.Two reasons: if they don't, its an easy defense for the charges taken from the security, and;the cleaned carpets are much easier to evaluate for whether or not they will survive another turn.

Do you simply pay for annual treatments?  

I do it more for the treatments / inspections than faith in the actual bond.
