If it is a buy and hold rental, then I'd include Gross rents, total expenses, debt (if you plan to have a mortgage), ROI, and Cash on Cash return as both $ and %.

Depending on where I buy the unit, I may be planning to occupy the unit for the shortest time possible then rent out all of the units.Any additional advice is greatly appreciated regarding best places to find listings for what I’m looking for, a good real estate agent that’s investor friendly, good markets to choose from to generate cash flow, cash on cash return, etc.Any information is welcome and I‘d love to hear what you all have to say.

@Sean Ade I always understand the condition of the big-ticket items prior to submitting an offer and take that into account in my down payment.For example, if bought the 4-units for $220,000 with a 25% down payment - $55,000 - and that is what I based my returns on.

You may be able to work with a private lender (a person or a small group of investors) that will have money ready for a foreclosure purchase but they often invest in the return on investment of the deal so you'd have to have that property all lined out and ready with their cash (in a cashiers check) to buy at the foreclosure.
