You have to buy more water taps, you have to have the property surveyed and a soils report prepared so the structural engineer can design the foundation.

Most HO policies for a landlord (dwelling fire, landlord insurance) are not designed for anything other than a rent house with a tenant occupancies.  

My father became a land lord out of necessity rather than by design. 

In the same area, semis are going to be cheaper than detached and assuming of course lot sizes and sqaure footage are equal, I wonder if buyers of high priced, fully renoed properties prefer design over actual dirt/lot size which requires maintenance, gardening etc.

I would opt for the CG under your direct control, let him/her deal with the nuts, bolts and subs.I had a fire and needed to r/r the upper unit en toto and a good portion of the lower from water damages - - $95k all total.I approved design choices and the GC implemented the products and services to fulfill those choices. 

I will also find out the initial designation of the house and factor that into my analysis.
