Ask realtors to run a CMA (Comparable Market Analysis) on a property you are interested in offering on and see how it looks (with a skeptical eye since they have a vested interest), most will do this for free if you're going to put your offer in through them.This is why I suggest getting out there, looking at a lot of homes, put in a lot of offers, and generally pay attention to what sells and for what price ... become a student of the market.

Agents who hate on wholesalers and cry predator don't seem to be willing to put their own skin in the game, yet they seem to expect wholesalers to be very altruistic and help a seller beyond what is reasonable.I don't believe any of the Agents I've heard from so far would have taken this on.

Starting crying when discussing with her because she just wants to move near her grandkids after her husband passed away 6 months ago. - I only have $10k to spend to acquire the property - Looking at seller financing and with ~6% in realtor fees my 10k would only just cover her realtor fees and wouldn't leave her much of cash-in-hand- I want this to be a win/win for both of us.
