In others, deposits must be held in an interest bearing account and the deposit+interest refunded as appropriate. 

That's for a fixer, and is a bear of a loan type to work with.

I don't know how this particular deal was structured given 12 units in total, however bear in mind that anything over 4 units in a dwelling is considered commercial.

Sometimes it can feel like it's not bearing any fruit, but being a big networker myself and following-up and focusing more on relationship building and just having solutions to investors problems, the time it takes to do it doesn't bother me.

Generally, I am looking for full cosmetic rehabs, with maybe minor structural (i.e. taking out a non-load bearing wall). 

Age will have a bearing on things too.

Total newbie here - so bear with me if this question is obvious to others! 

However, we have bought all our houses in appreciating areas and since there isn’t a cap on increasing tax assessments on non-homestead properties, tax hikes can easily outpace rents and what the market will bear.
