Where would you start?

I am 29. I own a rental that includes an option to buy - clearing less than $50 a month cashflow. Am in the process of paying off debt, working less than part. Have a few hundred in the stock market. Want to invest in real estate. Where would you start? What advice do you have on the steps to get started as a serious real estate investor? Thanks in advance for your advice, look forward to the conversation.
