IE I don't think I would have a baby in a 60 year old house where you might be raising dust.If you are just putting down a little tile, have multiple bathrooms where you can work on one at a time, or maybe you just need to do a little painting, that is a lot different.For the most part we have just gotten either ourselves and/or our contractors in to get work done before we move in.

I feel I am ready to take my first baby step.

I always come at it from the angle of I will be taking care of your "baby".

This baby here was my first foray into Real Estate I definitely learned a lot with this one!!

You have to weed these potential tenants out before they get in .such as Young couples just out of school , baby mommas and a few others that can’t be mentioned

Before you know it, there are babys on the way.   

I prefer to renew the lease since I have a newborn baby and my wife is still not fully recovered.

@Jim Goebel I run an ecommerce clothing store and manage a portfolio of tech investments haha, but I fully intend to make real estate my main business.

PM calls me its cooold  tenant has new baby and cant pay rent and heat can you not charge rent for a few months so they can heat the house and then they will add it to the rest of the lease.. 

. - install some rods for them and write something into your lease that no towels, clothing, blankets, etc... can be used as window dressing.
